Athens Metro Expansion Fuels Property Boom Across the City

Athens, February 7 – The construction of Metro Line 4 is proving to be a pivotal factor in the resurgence of Athens’ real estate market, particularly in neighborhoods along its route. Property values are experiencing a considerable uplift, with areas such as Kypseli, Galatsi, and Exarchia already reflecting future gains.

Metro Connectivity Transforms Athens Real Estate Landscape

Properties situated near Metro stations throughout the broader Athens region have become highly sought-after investment assets. Improved accessibility is transforming previously overlooked neighborhoods into attractive hubs for both residents and investors. Several districts are undergoing a revival due to enhanced transport connectivity, drawing increased attention from buyers, renters, and investors. This rising demand is actively shaping property prices, with many areas witnessing appreciation even before the completion of new infrastructure projects.

The Bank of Greece has indicated that property prices in Attica have yet to peak and are projected to continue their upward trajectory throughout 2026, underscoring the sustained momentum in the region’s real estate sector.

Key Areas Experiencing Significant Momentum

Market experts observe strong interest in both property purchases and rentals within municipalities located along the planned Metro expansions. Demand remains robust even in areas where projects are still in the study or early construction phases.

The first segment of Line 4, connecting Alsos Veikou to Goudi, is currently under development. This segment will introduce 15 new stations, serving parts of Athens, Galatsi, Kaisariani, and Zografou. Stations are planned for Alsos Veikou, Galatsi, Elikonos, Kypseli, Dikastiria, Exarchia, Akademia, Kolonaki, Kaisariani, Panepistimioupoli, Ilisia, Zografou, and Goudi. These neighborhoods are already seeing intensifying demand from both buyers and renters, which is pushing prices upward.

Further Expansions and Future Prospects

Additional projects include the Evangelismos-New Government Park extension, which will feature new stops in Pangrati and Vyronas. Furthermore, future expansion from Alsos Veikou toward Petroupoli is planned, adding stations in Nea Ionia, Nea Filadelfeia, Pyrgos Vasilissis, Ilion, and Petroupoli. To the north, the Marousi-Lykovrysi extension will serve Pefki and Lykovrysi.

Meanwhile, Line 2 is slated for an extension from Anthoupoli toward Ilion, introducing stations in Palatiani, Ilion, and Agios Nikolaos. Longer-term plans for Line 2 include Kamatero, Zephyri, and Acharnes. A southern extension toward Glyfada is also under consideration, which would expand the current Anthoupoli-Elliniko corridor.

Significantly, property prices in districts previously considered affordable have already begun to rise. Despite these higher valuations, demand continues to grow, fueled by both Greek and foreign buyers, often possessing substantial purchasing power. This trend highlights a broader shift in Athens’ urban landscape, making it an increasingly attractive destination for real estate investment.

The ongoing development of the Metro network not only enhances connectivity but also acts as a catalyst for urban regeneration and economic growth, cementing Athens’ position as a dynamic European capital.
