Despite expectations for stabilization, 2025 confirmed that the real estate market in Greece maintains a clear upward trend. Housing prices continued to rise in both sales and rentals, with pressure remaining intense in major urban centers and now shifting to areas previously considered more affordable.
National Overview of Sales and Rentals
Nationwide, the average asking price for a home increased by 9.4% in 2025 compared to 2024. In rentals, the increase was more modest at 6%, but price levels remain high, especially for households and new tenants. Although the rate of increase in rents slowed compared to the previous year, the overall picture indicates that the market has not yet entered a de-escalation phase.
Athens and Thessaloniki were once again at the center of developments in 2025. Attica recorded increases in asking sales prices across all sub-sectors, with the Municipality of Athens standing out with an 11.6% rise. Significant increases were also observed in the Western Suburbs, confirming a shift in interest towards areas with lower price bases.
Thessaloniki continued to show even stronger momentum. The average asking price for a home increased by 11.2%, while rents rose by 9.2%. The city confirmed its role as one of the fastest-growing real estate markets in the country, with high interest remaining in both the city center and its suburbs.
A look at the period 2021-2025 more intensely illustrates the market’s transformation. In Thessaloniki, asking sales prices cumulatively increased by 63.5%, a significantly higher percentage than the 41.5% recorded in Attica. Conversely, rent increases were more limited, reaching 28.4% in Thessaloniki and 24.9% in Attica, an indication that the greatest pressure is mainly on the housing market for sale.
Most Expensive Areas in Attica
Among the most expensive areas in Attica, Vouliagmeni maintained its leading position in 2025 for both buying and renting homes, with the average asking sales price reaching 7,500 euros per square meter. Kolonaki, Voula, Filothei, Paleo Psychiko, and Glyfada also ranked high for rentals.
More Affordable Options in Attica
Conversely, more affordable options in Attica are primarily found in the Western and Eastern Suburbs, as well as in central Athens areas. Agia Varvara, Acharnes, Patisia, and Kamatero are among the areas with the lowest asking prices for both purchase and rent.
A similar picture is recorded in Thessaloniki. The highest sales prices are found in Kalamaria, the city center, and Pylaia, while for rentals, the city center maintains the top spot due to high demand from students, workers, and short-term leases. The most economical areas for buying and renting are mainly in the suburbs, such as Chalastra, Mygdonia, and Vasilika.
Areas with Soaring Prices in 2025
Of particular interest are the areas that recorded the largest increases in 2025, many of which were not recently among the ‘expensive’ markets. Drapetsona, Perama, Ano Patisia, Menemeni, and Michaniona saw impressive rises, confirming that price pressure is gradually shifting to secondary zones.
Overall, the picture of 2025 shows a resilient and upward market, with demand continuing to outstrip supply. Despite regional variations, buyers and renters are increasingly turning to more affordable solutions, without, however, halting the general upward trend that characterized the Greek real estate market last year.
