Corfu, Greece – A significant new five-star hotel investment, the Dunes Nissos Resort, with a budget of €11.5 million, is slated for construction in Northern Corfu. This development is poised to further enhance the region’s burgeoning tourism sector and underscores the sustained investment interest in the island, often referred to as the ‘Island of the Phaeacians’.
Dunes Nissos Resort: A New Luxury Destination
The Dunes Nissos Resort, a classic five-star hotel unit, is set to be developed in the Almyros Acharavi area, within the Municipality of North Corfu. The project will occupy a plot of approximately 17,779.72 square meters, located outside the boundaries of any existing settlement. The company responsible for the project’s implementation and operation is CORFU LUX HOTEL INVESTMENT S.A., operating under the distinctive title NESOS CORFU SA. Mr. Konstantinos Karoumbis, a resident of Monaco, will serve as the management consultant for the project.
Project Scope and Environmental Approvals
The investment focuses on creating a hotel complex with a capacity of 130 beds and 53 rooms. Initially, the project had received environmental approval for 99 beds. The increase in capacity resulted from a modification of the business plan, without altering the land area or the building footprint. This change necessitated a renewed environmental approval for the unit and its associated works.
The Environmental Impact Study was submitted to the competent Environmental Authority, specifically the Directorate of Environment and Spatial Planning of the Decentralized Administration of Western Greece – Peloponnese and Ionian. The relevant dossier was also filed with the Special Service for the Promotion and Licensing of Tourist Investments (EYPATE), in accordance with current legislation.
Archaeological Considerations and Construction Logistics
The Ephorate of Antiquities of Corfu has, in principle, raised no objections to the project’s execution. However, archaeological findings were discovered during an exploratory excavation conducted by a competent official of the Service on the plot. Consequently, supplementary excavation checks may be required in the southern part of the plot where these antiquities were found. The general excavation for the hotel’s construction will proceed under the supervision of a competent official from the Ephorate of Antiquities of Corfu, who must be notified in advance.
Location and Accessibility
The hotel complex will be situated on the northern coast of Corfu, southeast of the Acharavi area and north of the Kassiopi – Sidari provincial road, offering easy access via a municipal road. The broader area includes the coastal settlements of Acharavi and Roda, as well as Agios Stefanos and Kassiopi.
Architectural Design and Amenities
According to the architectural design, the complex will comprise 10 building units for rooms, three communal buildings, dining and reception areas, wellness facilities, and extensive recreational infrastructure. Among its offerings will be private and communal swimming pools, a spa with an indoor pool, a gym, an open-air cinema, a tennis court, and parking facilities.
Commitment to Sustainability
A strong emphasis has been placed on the project’s sustainability. Plans include the installation of a 70 kW photovoltaic system on the roofs of four buildings. This initiative aims to bolster the investment’s energy efficiency and reduce its environmental footprint, aligning with modern ecological standards.
Funding and Economic Impact
The total budget for this investment stands at €11.78 million. Of this amount, €4.135 million will be financed through a loan from the Recovery and Resilience Facility. The project is being implemented with the support of the European program NextGenerationEU, as part of the national plan “Greece 2.0”.
Upon its completion, the Dunes Nissos Resort aspires to become a new hub for luxury hospitality in Northern Corfu. It is expected to significantly contribute to both the enhancement of the region’s tourism product and the local economy, creating new opportunities and attracting high-end visitors.
