Athens is poised for a significant urban transformation, with a series of ambitious mega projects underway across the city, from the northern suburbs to the Athenian Riviera. These developments are set to introduce new parks, modern office spaces, state-of-the-art sports facilities, extensive bicycle paths, and vibrant cultural venues, dramatically reshaping the urban landscape by the end of the decade.

Votanikos: A New Green Lung and Sports Hub

The industrial district of Votanikos is being revitalized with the twin development of a massive urban park and a new sports stadium. The Metropolitan Park at Votanikos, spanning 215 acres, will be the largest in Athens, featuring over 3,000 trees, 100,000 shrubs, 18,520 square meters of lawn, a 1,560 square meter Mediterranean meadow, and a 950 square meter lake designed to foster biodiversity. In August 2024, the building permit was issued for Panathinaikos’ new 40,000-seat stadium, designed by Greece’s A&S Architects, signaling a new era for the neglected area.

National Archaeological Museum: A €300 Million Renovation

Downtown Athens will see a significant cultural upgrade with a €300 million ($351.9 million) renovation of the National Archaeological Museum. The project, designed by David Chipperfield Architects and Alexandros N. Tombazis & Associates SA, includes an upgrade of the existing museum, a subterranean extension, and a crucial link to the historic Acropol-Akros building on Patission Avenue.

New Athens Metro Line 4: Easing Urban Congestion

A new, ambitious metro project, Line 4, is set to alleviate Athens’ severe urban traffic. This U-shaped underground route will span 13 kilometers (8 miles) of tunnels, with an anticipated completion in 2029. With a budget of 1.5 billion euros, Line 4 will incorporate advanced metro technologies, including twenty driverless Alstom Metropolis trains. Two tunnel boring machines are currently excavating an average of fifteen meters (49 feet) daily. Upon completion, Line 4 will feature fifteen strategically located stations, seamlessly connecting to the city’s two existing metro lines. It is expected to attract 340,000 daily commuters and reduce daily car trips by an estimated 53,000.

Government Center: A Centralized Administrative Hub

Southeast of the city center, on the lower slopes of Mt. Hymettus, a new government administrative center and urban park are being developed on the site of an old munitions factory. This €522 million ($612.4 million) project, expected to take roughly three years to complete, will transform the 15.4-hectare site into a combined office park and public green space. It will ultimately house nine government ministries, centralizing operations currently spread across Greater Athens.

Coastal Park in Faliron: Revitalizing the Athenian Riviera

Along the Athenian Riviera, the suburb of Faliron is undergoing development for a new coastal park and a 13.5-kilometer (8.3-mile) pedestrian and bicycle path along the waterfront. The second and final phase aims to create a metropolitan coastal park stretching from the Peace and Friendship Stadium to the Tae Kwon Do Stadium. A key feature will be its connection to the Stavros Niarchos Foundation Cultural Center (SNFCC) via the existing Esplanade, a pedestrian bridge linking the Faliron seafront with the SNFCC.

Ellinikon Project: A Grand Scale Redevelopment

The €8 billion ($9.38 billion) private redevelopment of the old Athens airport at Ellinikon promises to dramatically transform the southern coast. The construction of the 200-meter (656-foot) Riviera Tower, set to be the tallest residential seaside skyscraper in the Mediterranean, is progressing rapidly. This large-scale project by Lamda Development includes residences, hotels, commercial destinations, office complexes, cultural and training centers, and a 2-million-square-meter (over 21 million sq.ft.) metropolitan park. The redevelopment also encompasses the renovation of a 3.5-kilometer-long (over 2-mile-long) coastal line.

Poseidonos Avenue Tunneling Project: Enhancing Connectivity

Within The Ellinikon development, the most advanced project is the undergrounding of Poseidonos Avenue. This involves creating a 1.2-kilometer-long tunnel section, extending from Alimos Beach to the Aghios Kosmas Marina. Work on the tunnel began in May 2022, with structural completion anticipated within 2026. The final handover for public traffic has been postponed to 2028.
