Corfu is set to welcome a significant new addition to its luxury tourism landscape with the development of the ‘Dunes Nissos Resort’ in Acharavi. This 5-star hotel project, with an estimated budget of 12 million euros, aims to cater to high-end tourists seeking an exclusive experience on the popular Greek island.
Project Details and Investment
The ‘Dunes Nissos Resort’ will feature 130 beds and will be constructed on an 18-acre plot of land. The investment vehicle behind this ambitious project is Corfu Lux Investment A.E., with Konstantinos Karoumbis serving as its Chairman and CEO. The total investment budget is approximately 11.78 million euros, with 4.13 million euros sourced from the Recovery and Resilience Fund.
Environmental Impact Assessment and Capacity Increase
The Environmental Impact Study (EIS) for the project has been submitted for public consultation, with expert opinions expected by January 30, 2026. Initially, the project had received environmental approval for a 99-bed hotel unit. However, due to a revised plan, the resort’s capacity has been increased without expanding the land area or building footprint. The unit and its annexes are therefore being re-licensed environmentally.
Resort Amenities and Sustainable Design
The new hotel unit will be located on a 17,779.72 sq.m. plot on the northern coast of Corfu, in the broader area of Almyros Acharavi, outside residential boundaries. The 5-star complex will comprise 53 rooms and 130 beds, organized into five different typologies. Amenities will include two communal swimming pools, a tennis court, an outdoor cinema, a gym, and a SPA with an indoor pool.
The maximum coverage is set at 3,555 sq.m. and the maximum building area at 3,200 sq.m. The maximum height is 4 meters for ground-floor buildings and 7.5 meters for two-story buildings, plus a 2-meter roof.
A strong emphasis is placed on sustainability and energy efficiency. The EIS highlights the use of Renewable Energy Sources (photovoltaic park), solar thermal panels, thermal insulation systems, energy-efficient frames and glazing, and modern cooling-heating systems. These measures, along with natural light detection systems, are expected to reduce electricity consumption by over 80%.
Employment and Tourism Goals
The resort is expected to employ approximately 40 individuals. Its primary objective is to meet the luxurious demands of tourists choosing Corfu for their holidays. The investing company aims to attract high-quality tourism products to compete dynamically in the tourism market, providing top-tier services. The hotel will operate during the summer season.
Corfu Lux Investment A.E.
Corfu Lux Investment A.E., also known as ‘Nesos Corfu S.A.’, was established in 2020 by Apostolos-Ioannis Karoumbis and Konstantinos Karoumbis, with a share capital of 25,000 euros. The company’s purpose includes the establishment, operation, and leasing of various tourism businesses, such as hotel units, leisure facilities, restaurants, and campsites. The company’s headquarters are located in the Municipality of Central Corfu and Diapontia Islands.
It is worth noting that the land where the resort is being developed is not within a declared archaeological site, but within a generally controlled archaeological area, as the entire northern coastline is of archaeological interest.
