Greece is emerging as a leading luxury real estate destination with rapid growth and significant international demand. The country is steadily gaining ground on the map of top Mediterranean destinations for ultra-luxury properties, as the sector matures and expands its footprint in terms of both value and geographical reach.
Greek Luxury Real Estate: A Rising Mediterranean Star
According to a recent analysis by Greece Sotheby’s International Realty, which combines research among high-net-worth investors with transaction data totaling 550 million euros, the annual transaction volume in Greece is approaching 1 billion euros. Despite its current size, the sector has significant room for growth, especially when compared to the total Mediterranean market, estimated at 50 billion euros.
The survey reveals high interest, with 63% of participants expressing an intention to purchase property in Greece. Concurrently, approximately half are also considering other Mediterranean options, with Italy, France, and Spain being the primary alternatives. Greece is thus in direct comparison with mature international markets, where the institutional framework, the quality of the built environment, and sustainability play a decisive role in value formation.
67% of interested buyers originate from abroad, with the United States, the United Kingdom, and France being the dominant markets. The remaining 33% concerns Greek buyers, reflecting that domestic demand remains considerable.
The head of the company, Savvas Savvaidis, notes that prices in Greece are now approaching those in comparable markets such as Mallorca and Ibiza. Despite the significant increase, the country’s share in the Mediterranean market remains at 2%, indicating substantial room for further expansion. A crucial step for future growth is considered to be the completion of urban planning and spatial frameworks, as well as enhancing transaction transparency, elements that can attract institutional capital and new major players to the market.
Corfu and Peloponnese: New Luxury Hotspots
Price comparisons reveal that Greece has upgraded its position relative to other hotspots. Corfu is almost on par with Mallorca, Mykonos with Ibiza, while the Peloponnese competes with Tuscany. In the same vein, the Athenian Riviera, with an average price of 10,500 euros/sq.m., approaches Dubai. Even beyond the Mediterranean, areas like Tinos and Paros are performing higher than Miami, while Hamptons prices are now close to popular Greek destinations.
The buyer profile indicates a mature and highly selective demand base. The average age is 54, with the majority having a budget of around 2.5 million euros. 87% of interested parties fall within the 1-5 million euro range, while 13% invest in even higher price categories.
Preferences vary by origin. Greeks are oriented towards the Athenian Riviera, the Northern Suburbs, and the Cyclades, while foreigners focus on the Cyclades, the Ionian Islands, the Athenian Riviera, and selected Aegean islands.
Of particular interest is the new buyer profile highlighted by the survey, the so-called “Romantic Affluent.” These are high-net-worth individuals seeking authenticity, a strong aesthetic identity, contact with the natural landscape, and life balance-characteristics that Greece can offer in abundance. This new trend indicates that luxury housing is no longer defined solely by size or amenities but by the living experience and the identity of the place. Overall, the profile of the Greek market is changing rapidly. With increasing international demand, competitive locations, and a general shift towards high quality, Greece appears ready to claim a larger share in one of the world’s most sought-after investment property markets.
